Buying Land

Q: How did you get my contact information?
 
A: We obtain your information from a paid data service.

Q: I have other land that I want to sell besides the one you sent an offer for.
​
A: That's great! If you are interested in selling please provide us with the proper information and we will assess the property to confirm whether it fits our criteria.
​
Q: What do you plan on doing with the property?
​
A: Our company does one of three things with all property we acquire, Build, Hold or, Sell.
​
Q: How do you come up with your offer prices?
​
A: We do an analysis of comparable properties in the immediate area, followed by the county and calculate an average price.
​
Q: I feel my offer is too low, I would like a higher offer.
​
A: We understand that though our offer price is an average of the area it may not be an accurate price for any one piece of property, we are willing to negotiate offer prices with all of our interested sellers.
​
Q: How long would it take if I decide to move forward?
​
A: All deals are closed using a reputable title company or attorney. The time it takes to close depends on how quickly the title company can run the title search and receive the title back. In many cases, we've seen it done in as little as 10 days.
​
Q: I live in a different state from where my property is. How would I get paid?
​
A: The title company or attorney will mail any documentation that needs to be signed and notarized. They can also wire the funds to you or mail a check.



Selling Land

Q: Is this real?

A: Absolutely! This is completely verifiable with your county clerk's office.
​
Q: Are you the owner?
​
A: 95% of the properties being advertised for sell we do own however, we do advertise some properties for other sellers. We will disclose whether we are the owner if asked.
​
Q: Are there any liens or back taxes?
​
A: If anything is owed or held against the property, it will be disclosed in the listing. However, we encourage everyone to do their own due diligence!
​
Q: Why is it so cheap?
​
A: We obtain some properties at discounted prices, which allows us to pass the savings on to you, our valued customer!
​
Q: I'm interested. Can you send me details?
​
A: Everything we know about the property we list in the property's description.
​
Q: Do you offer seller financing?
​
A: Yes we do!
 
Q: I have cash! Can we meet in person?​
​
A: Unfortunately this is not an available option, we are not a local company and would not be able to accept direct in person transactions MUST be made online our through a banking system.

Q: Do you offer discounts?
​
A: We advertise specials and discounts all year long. Additionally, we accept and review any and all offers.
​
Q: How can I buy it, and when will I receive my deed?
​
A: payments can be made through our website or we use a title company to facilitate.
​
Once payment is received, we'll need your first and last name (or business name) and address to prepare your deed. We will send you a photocopy of the prepared deed via email or text for your approval of the correct spelling and address. After you confirm the details are correct, we will mail the deed to the county where the property is located, and the county will mail you an updated deed reflecting you as the new owner. This process typically takes 3-4 weeks. If the property is closed using a title company, they will instruct you on what is needed to close.

Q: I have a property I would like to sell. Would you be interested in buying it?

Q: Do you have anything else for sale in (XYZ) County or State?
​
A: Everything we have for sale can be found on our site.

Q: I don't see the property I wanted to buy a few days ago.

A: If a property has sold, it will be marked "Sold", or removed from our site entirely.
​
Accepted Payments:

We accept credit, debit, personal checks, cashier's checks, money orders, and bank wires. Please allow 3-5 business days for checks to clear. Credit or debit payments can be made on our site. For bank wire instructions, please email for detailed information. Checks can be made out and addressed to: Purple Elaine Real Estate LLC.
